    My passion is being a buyer’s broker, but I as well work just as hard on listings. Most clients I’ve talked to about “brokers” have a negative feeling about what they do for the amount of commission they’re given. I want to put to ease the anxiety of working with me.
Sellers Outline:
1)     Listing presentation (I will come to your house and explain to you all the marketing that I will be doing for your property. We also  want to make sure we get along and will be a good fit for each other)
2)     CMA (After we agree that I will be marketing the house for you, I order a list pack of your house and create a Comparative Market Analysis to tell you what your house is worth in the current market.)
3)     Papers, Pictures and Price (I will bring my camera, all the listing papers and we will fill out all the details you know about your home. We will then create a good, catchy price to hopefully interest buyers into viewing your home)
  1. a.      Listing papers (detail out your home specifications so I can accurately put the information in the MLS system. This includes showing instructions as well as inclusions in the sale of your home)
  2. b.      Sellers Disclosures (protect you from buyers walking away from any “unknown” information. You will disclose all issues you know about your house.)
4)     Submit in MLS (Once all papers are signed, I will input your house into the MLS system with the pictures I’ve taken from our previous meeting)
5)     Agent Tour (Once the property is submitted in MLS, I will market your property to the agents around the city. On Wednesday, we will tour the house and they will give us feedback about the price and/or other constructive criticism they think will help in order to sell the property. )
6)     Open Houses (please see HBS tab)
7)     Getting the sale (The marketing ‘word of mouth’ is the best way to get interest to your property. Once we do have an offer, I will bring the offer to you and we can either accept, counter or reject the offer)
8)     Acceptance and Escrow (Once we have an accepted offer, I will open escrow which is where closing will occur. The escrow company handles all the funds, documents, etc.)
9)     Waiting period (Patience through Inspections, Appraisal and loan docs arriving at escrow will be the next focus )
10) Signing  (We will be called by the escrow company to set up a time to sign documents and this is when things are almost completely done)
11) Closing (When the docs are completely signed by buyer and seller, recorded by the escrow agent and the loan is funded, we are then closed.)
